How to approach renting

For those new to renting property, the process may seem daunting at first. But fear not, we have put together this simple, zero jargon guide to get you through to the other side.

What is the Budget?

Before getting serious with your search it's a good idea to work out how much you can afford on a monthly basis, it's important to factor all of your outgoings in to your calculations. In order to get a figure as a starting point if you divide your joint income by 30 that is the monthly rental figure that you would pass the affordability check on.

Start Searching

We have a vast range of properties available at any one time. You can narrow down your requirements to include your price range, areas needed, property size and style.

Arrange a Viewing

Contact your local office and arrange a suitable time to view the property. We can cater for both weekdays and weekends in most cases. When viewing the property, check for the basics such as its general condition and ask yourself some simple questions, has it been looked after? If there is any maintenance work or cleaning you require to be completed ensure this is agreed prior to completing your pre-tenancy application form.

Negotiate your Tenancy

Consider how long an initial term you would like and if there are any specific terms and conditions. If you require any maintenance or cleaning to be completed before move in

Complete Application

You can download a copy of the pre tenancy application form here (pre tenancy application form attached). At this stage provide your ID, including photographic and proof of address, 3 months bank statements and 3 months’ work of payslips.

Proceed Forward

Once you and the Landlord are happy and everything’s been agreed your application will be processed and you will be required to complete your full application form online. At this stage you will pay a holding deposit, and referencing fee. Link to fees…

Application Process

As part of the application process, references will be collected and credit checks will be carried out. If you let your employers and Landlords know to expect a reference the quicker they respond the quicker the process will be completed.

Pay monies and book move in

Once your application is complete and you have been accepted we will ring you to book in your move in and request your initial monies, the remainder of your rent and your deposit.

Sign and collect keys

On the move in day, a tenancy agreement and inventory are both signed in one of our branches and your new keys are available to be collected.
